Three of those clubs are in London, so they can afford to charge more since the standard of living is high there.

That's incredibly inaccurate on several levels. Their revenue levels are so much higher than ours due to the stadium size (yes, it IS the major factor is gate revenue) and commercial deals (which we've recently caught up on).

And in case you haven't been paying attention, there have been increasing complaints about PL ticket prices from basically all clubs, INCLUDING Liverpool... so raising ticket prices for Anfield would create a massive backlash, noticeable from Spirit of Shankly which hold significant sway within the local supporter base.

Liverpool hope to submit plans to redevelop Anfield in April and complete work on an expanded Main Stand before 2018, according to the latest regeneration proposal for the area.

A document entitled the Anfield Spatial Regeneration Framework (SRF) was released on Thursday, giving more details on Liverpool's stadium scheme, plus the city council's attempt to improve housing and job prospects in Anfield. The SRF will be considered by the council on 7 February and, if the draft is approved, a four-week public consultation will take place before it can be officially adopted by the council in April.

Liverpool intend to apply for planning permission to expand the Main Stand and Anfield Road Stand, although the city council has still to acquire four houses – owned by two people – that would need to be demolished as part of the plan. Deals have been agreed for 67 of the 71 properties affected by the stadium plans and compulsory purchase orders could be served on the remaining four houses by the end of February. CPOs, however, are considered a last resort and could potentially cause a delay of at least 12 months.

While Liverpool will seek planning permission to expand two sides of Anfield, the SRF draft mentions that "subject to residents' support and planning approval, the club would wish to expand its Main Stand, followed by potential redevelopment of its Anfield Road stand".

The club would initially focus on a complex expansion of its Main Stand before deciding on the viability of following suit at the Anfield Road end. While no designs are included in the SRF, it is understood Liverpool intend to build "up and over" the existing Main Stand, partially demolish the existing structure, and finally join the old and new stands together.

It is projected there will be no reduction in Anfield's matchday capacity while work is under way. "The stadium is expected to be a landmark not only for the Anfield area but representing the Liverpool city on a global stage," the SRF reads. "Therefore the highest quality of design is required."

The SRF also reveals plans for a "96 Avenue" in honour of those who died at Hillsborough. The "wide, high-quality" avenue would run behind the new Main Stand between Stanley Park and Walton Breck Road and "would be a major focal point for the area". Liverpool have held discussions about a possible relocation of the Hillsborough Memorial with representatives of the families. The Memorial may have to be moved during construction work and the aim, according to the SRF, is to have "an area of quiet contemplation and reflection for the Hillsborough Memorial".

1. Would be moronic if two owners of four houses cause one year delay or even longer...

2. Good if the refurbishment does not affect current capacity during construction.

Ps. Interesting to check out the first page comments back from 2011 when Henry was saying that a new stadium looked a more likely option than staying at Anfield.

Liverpool Football Club has today submitted its planning application to redevelop Anfield stadium.

The submission of the application follows a major public consultation in which the overwhelming majority of local residents, businesses and fans backed the proposals.

The document submitted to Liverpool City Council today applies for detailed planning consent to expand the Main Stand and outline consent for the expansion of its Anfield Road stand.

The application is expected to be considered by the city's planning committee later this year.

If consent is granted, the proposals would see the capacity of a new Main Stand rise by 8,500, taking it to nearly 21,000 and overall Anfield capacity to around 54,000. The outline proposals for the Anfield Road stand provide for an increase in its capacity of around 4,800 seats, taking the total stadium capacity to 58,800.

Incorporating the iconic club crest into the proposed Main Stand's exterior elevation, the scheme would also include a two-storey podium and a carefully designed cloister which would become the new home for the Hillsborough Memorial.

The Main Stand would open onto a wide public space which has been designed to link the stadium and park while creating an area which is relevant and usable to the local community, particularly on non-matchdays.

As part of its proposed stadium expansion plans, the club has also appointed Tom Doyle, an experienced project director who worked on the London 2012 Olympic programme and more recently the SSE Hydro Arena in Glasgow, to manage the redevelopment should consent be granted.

Managing director, Ian Ayre, said: "When we set out on the journey to explore the feasibility of expanding the stadium, we said the process would be determined by certainty.

"Certainty that we have the support from local residents and businesses for our proposed plans, that we can acquire the land required and that we can navigate the planning landscape.

"Over the past 18 months and as part of this approach, we have worked closely with the community, local residents, Liverpool City Council and Your Housing Group and we are delighted to be able to bring forward a planning application at this stage.

"A lot of good work has been done and we still have more work to achieve certainty; however, the planning application is another step in the right direction."

If planning consent is granted, construction work on the proposed Main Stand could begin early next year and it could be complete in time for the 2016-17 season.

Mayor of Liverpool, Joe Anderson, said: "The proposed redevelopment of the stadium is a hugely important part of our vision for Anfield - to create a thriving community in which people want to live, work and visit.

"The overall regeneration of the area will see £260m invested and will deliver hundreds of jobs. Liverpool Football Club's proposals for the stadium are a key part of this so today is a really important milestone."

Brian Cronin, chief executive of Your Housing Group, said: "It is brilliant to see the local community backing these proposals and giving their views on how they should be taken forward. We think it's very clear now that a brighter Anfield really is coming."

Boosts revenue and brings Anfield into a more modern age, all without compromising the look/ethos of the stadium (my opinion, obviously). I love it.

By the way, I want to point out the that bottom level is labeled as Players, Officials, and Team Stuff... LMAO!
